The perfect setting

The Old Manor House is a restored, Grade 2* listed property in 70 acres of its own private grounds. In a uniquely versatile location, this 17th century house is easily accessible from London with a straight canal-side driveway to the front and a secluded car parking area behind. This car park, along with an adjoining paddock, provides out-of-sight parking for multiple cars, lorries and trailers.

Versatile and unique features

This three-storey Charles II home is lived in by the owner and offers a thoughtful combination of classic features and contemporary comforts. Atmospheric beamed rooms, fireplaces, period furniture and wonky floors are complemented by the best of modern art and design. There are quirky corners as well as larger open spaces. The first floor offers views of the South Downs, the white canopies of Goodwood Racecourse and a 12 century Norman church.

Year round rural beauty

The main house is surrounded by a mixture of meadow, parkland and walled formal gardens, including a classical parterre, koi stocked lake, resident peacocks, tennis court and vegetable garden. Lakeside is a paved area particularly suitable for filming outside dining, informal barbecues or cocktail parties.

Character cottage in the grounds

To the rear of the main house is a single-storey, renovated cottage which looks west over a private barbecue area and formal parterre. There are two bedrooms, a kitchen and spacious living area with high ceilings. Gail is happy to vacate the entire property, meaning that the cottage could be used either for additional filming or for crew accommodation during shooting.
